On behalf of the Lakes Edge Homeowners Association, let us welcome you to the community. We hope you find Lakes Edge a warm, friendly and safe place to live. We are contacting you to provide some important information about your neighborhood association.
The Association’s day to day activities are administered by Association Management Services.
This is a deed restricted neighborhood, if you would like to make ANY change to the inside (structuraly) or outside of your unit please download the interior or exterior modification application. These activities require approval by the Board of Directors of the Lakes Edge HOA Board prior to commencement and may also require permitting through Lexington Fayette Urban County Government.
The Association’s activities are funded by mandatory property assessments, which are billed to each home in the community monthly. These fees finance the administrative and maintenance activities of the Association and are due by the first of each month.

WELCOME HOME! It’s a good idea to read through the information on this site to familiarize your self with things like the rules and regulations that protect the integrity of the neighborhood. Each condo is responsible for the monthly dues to be paid ontime. Your Realtor or Mortgage Agent will be able to help you determine the monthly amount that should be paid.

Each household is can purcahse a new gate pass/clicker that allow entry and exit via the front gate. The passes transfer with the property and you should receive yours at closing (check with your Realtor). In the event that the seller did not convey one you can purcahse one from AMS, to be issued a new one(s). Replacement or Additional passes/clickers may be available for an additional $50 fee. The same goes for pool fobs.
Consider volunteering for the Board. It’s a great way to be involved in your neighborhood and get to know your neighbors. Board members serve a one-year term and meet once a month to assure that neighborhood interests remain front and center. Board rotation is in January at the annual meeting.

A few things to keep in mind.
Make sure that your dues are up to date. Dues payment will come up in closing and could slow down the process. Dues are prorated upon a move so your Realtor will help you and the new buyer determine the payout.

They are based on your condos square footage/

Monthly, they are due the first of the month and considered late on or after the 10th

WHEN DOES THE BOARD MEET AND CAN I GO?
Yes, you may. The board meets the last Tuesday of every month at 6pm via Zoom. The link is sent out the day of the meeting via Reach Alert so please make sure you signup to receive alert notifications.

WHEN IS GARBAGE COLLECTION?
LFUCG waste collection services the neighborhood weekly. Place ALL trash in the dumpster and Recycle in the designated bins. DO NOT place any construction/furniture or misc items by or in front of the dumpster as they will NOT pick up our trash.
WHAT IS THE SPEED LIMIT IN THE PARKING LOT:
10 mph throughout The Parking Lot. Please be a good neighbor and drive slowly looking out for our children, owners walking or out walking thier pets.
ARE PETS WELCOME HERE?
Of course! You’ll see lots of your neighbors walking their pets. Notice that all pets must be leashed and all waste must be collected in plastic bags and thrown away in the designated pet wate containers around the property or the dumpster.
CAN I HAVE A GARAGE SALE?
Garage sales are held once a year as a neighborhood sale. You’ll get a notice mailed or emailed to you notifying you the date.
WHAT IF I NOTICE SUSPICIOUS OR ILLEGAL BEHAVIOR?
Always notify the Lexington Police Department.
MY GATE PASS OR POOL GATE FOB ISN'T WORKING WHAT DO I DO?
Your batteries may be bad or there may be a problem with your clicker or fob card. Try new battaries in your clicker. If that still does not work youmad need to ourchase a new one from AMS.
